FOLLOWING ARE EXAMPLES OF ADDITIONAL SERVICES & TRIP FEES/ REPAIR FEES/ MAINTENANCE FEES IF YOU WISH TO US THEM:

  • Utility Turn on/Breaker Flip                                                 $50.00-CC/SFM, $75.00-LH/NFM -When a home closes, or is given to our company for Rent, to Manage or to Home Watch utilities must immediately be switched over into LANDLORDS name. In the event that LANDLORD fails to do so, the electric company will need main circuit breaker turned off  by owner or owners representative in order to turn the utilities back on.
  • Set timer for Sprinklers                                                        $50.00-CC/SFM, $75.00-LH/NFM -We can  set the timers on your sprinklers system so that the integrity of the lawn is maintained while property is vacant. The city often changes watering schedule days allowable according to current water shortages; each time this happens, your sprinkler system will have to be reprogrammed in order for you to avoid CITY CODE VIOLATIONS THAT REQUIRE FINES, AND OR A LIEN ON YOUR PROPERTY. L. Cramer has NO control over these sudden policy changes in the City. Our area experiences formidable weather, this creates power surges power outages. If this happens, the programming in your sprinkler system will be wiped out, the system  then must be reset. 
  • Break In/Vandalism/ Police Report                                     $50.00-CC/SFM, $75.00-LH/NFM -We can handle a  break-in for you, however, a police report will be required, the police will not go to your property unless the owner or a representative of the management company is present. 
  • Well Treatment                                                                     Prices May Vary (well must maintained while vacant.) 
  • Mailbox Installation with cement base                                $140.00 (homes must have mailbox) 
  • Property Tour                                                                        $50.00-CC/SFM, $75.00-LH/NFM LANDLORD wishes to visit properties personally and wants L.Cramer representative present with them,( if property is tenant occupied). BROKER must set the appointments in advance and LANDLORD can have L.Cramer representative accompany owner on each tour.
  • Appraisal                                                                               $50.00-CC/SFM, $75.00-LH/NFM Appraiser must visit properties and have the owner or an L. Cramer representative with them,  (if property is tenant occupied). BROKER must set the appointments in advance and have an L. Cramer representative accompany appraiser on each tour. 
  • Tenant Home Inspection                                                    $75.00 Each-Can Conducted up to (3) times yearly -Owners Choice CC/SFM/LH/NFM Once a tenant is procured for your rental, or if your rental property is already tenant occupied, an L. Cramer & Associates, Inc, representative can personally conduct a tenant property inspection of your rental  property on three occasions spaced throughout the year for a fee of $75.00 per inspection, to try to assess the condition of your rental property. The tenant is told directly if we are not pleased and what to do to improve and a letter of warning is sent to the tenants (copy to owner) following the inspection. L. Cramer & Associates, Inc, can make no assurances or guarantees that the tenant will leave your rental in decent condition, or that the tenant will allow access for the inspection. If tenant fails to comply with inspection request, or if results from inspections are negative, our power to affect change is limited. If we demand a change regarding the treatment of your rental and tenant does not comply, eviction is the only recourse. However, if tenant is current on rent, eviction process due to non-compliance issues can be very difficult. LANDLORD will be sent copy of  any quarterly inspection, and correlating photos, if  BROKER'S staff was allowed access to the premise. If access was denied, LANDLORD will be informed. Our efforts can have a positive influence on the upkeep of your rental.
  • Tenant Awards Program                                                      $25.00 Per Tenant Property Inspection tour with a positive outcome. CC/SFM/LH/NFM To further encourage the cooperation of a tenant, you can award your tenant with a $25.00 gift certificate to a local steak house per positive tenant property inspection tour if their rental unit passes our inspection. The investment for an owner in this progressive rewards program is an extra $25.00 per positive tenant property inspection tour, but we believe this investment is well worth the future potential results.
  • Hurricanes, Tropical Storms, Acts Of God                          Prevailing Rates At Time Of Occurrence. BROKER shall not be responsible to take any precautionary measures to avoid damages from any Acts of God unless agreed to in writing between BROKER and LANDLORD, under such terms as then agreed.  LANDLORD must have active credit card on file to sign up for this service. BROKER will report to LANDLORD after major storm of possible damage evident to tenant / neighbors. During named Hurricane heading to SW Florida with predictions to hit area, BROKER closes office and alerts tenants on how to protect rental. Many tenants are grateful for help and are eager to participate in the protection of rental property. However, the reality is tenant(s) may not help protect LANDLORD'S investment property for varying reasons. If named storm with predicted wind speeds of over 50 miles an hour is forecast to hit area, BROKER will help protect LANDLORD'S investment property if possible. The costs involved to LANDLORD would be prevailing rate of labor & supplies & fuel costs at which BROKER can hire crews to work to put up existing home shutters and protect home during difficult time. If LANDLORD'S property is vacant, or if tenants are physically unable to secure investment property with hurricane shutters or star shaped pattern duct tape to secure windows, remove lawn furniture, or to secure well system, does LANDLORD give permission to secure investment? If LANDLORD agrees to this clause, L. Cramer & Associates Inc will make all best efforts to secure your property if vacant, or if tenant(s) refuse to help, or if tenant(s) are out of town, or if tenant(s) are physically unable to do work necessary. L. Cramer & Associates make no guarantee or warranties that we can help prepare your property for a major storm. Most often, during this type of emergency BROKER has only days to prepare. It is not possible to personally contact each LANDLORD and adhere to individual wishes, therefore, LANDLORD must give BROKER permission to protect property and incur the costs involved for that help, or LANDLORD decides to take their chances.)
  • Repairs                                                                               BROKER is given the right to spend approximately $350.00 in any one month to purchase items, make repairs, and pay for same out of LANDLORD'S funds, if necessary. If inadequate, LANDLORD must pay difference upfront. LANDLORD may request repairs be done by our company South West Florida Property Maintenance, or contracted out to outside vendors through SWFLA, and work done will include a 10% mark-up fee which includes tenant satisfaction survey ( if occupied) after work completed (copies available upon request) and quality control check with photo’s if repair over $500 or repair is a rehab.  Certain items are done on a flat rate i.e. pool, lawn care. Original vendor bills available upon request. BROKER can handled pool & lawn care, repairs, maintenance while home is vacant if LANDLORD requests such. Bids for repairs may include a bid fee. Most repairs bids for established customers will be free. New customers will have to pay $100.00 for 3-5 bids. LANDLORD must pre-paid for all repairs/maintenance in the form of credit card, debit card, cash, personal check, ACH bank transfer, wire transfer, or taken from incoming rent. (if available within 15 days), or, LANDLORD may set up an LANDLORD maintenance reserve account with $250.00 or greater. BROKER also has the right to bill owner. Any outstanding balances beyond 15 days will incur a finance charge of 18% monthly until balance is paid. In case of emergency, i.e., air conditioning, roof leak, heat, refrigerator, range, plumbing, sewer, safety issue, or well system, water leak, mold, water heater, or any other repair BROKER deems emergency or a necessity in BROKER’S sole judgment for the safety of the tenant(s), or the welfare of the property, BROKER has authority  at thier discretion to institute repairs, even if over aforementioned limit, and without LANDLORDS permission, if BROKER is unable to reach LANDLORD, or a situation requires immediate emergency response by BROKER. However, BROKER shall not be held liable for damages to the rental property or the loss of the tenant due to LANDLORDS refusal to make needed repairs on rental property within reasonable time frame allowed by Florida Landlord/Tenant Law. BROKER has the authority to relocation tenants either temporarily or permanitly at LANDLORDS expense due to LANDLORDS inaccessibility for requested funds for repair or LANDLORDS refusal to make repair required by Florida Landlord/Tenant Law.  LANDLORD is welcome to bid and handle any, and all, repairs, but be advised BROKER will not obtain bids, coordinate tenants, coordinate keys or supervise repair, or pay bills for repair and LANDLORD must do all ground work and find own repair company. LANDLORD may not use BROKERS established vendor list. LANDLORD agrees that they shall pay third party directly if  LANDLORD chooses to handle any of the items listed above, and shall indemnify and hold BROKER harmless for payment of same.  If LANDLORD has maintenance contract for warranty issues / local contact for repairs/ local contact for pool, lawn, alarm, pest company, etc LANDLORD must inform us in writing & provide all phone numbers & information. If BROKER is not provided with this information, LANDLORD will be responsible for any emergency bills generated.  BROKER has the right to arrange for break-in reports, needed police reports, emergency repairs at LANDLORD’S expense, BROKER shall not be responsible for, or be held liable for owner or tenant costs or losses due to Builder Issues, Chinese Drywall Contamination or Mold Issues.
  • Early Contract Termination Fees                                          $150.00 Cancellation Fee -All monies expended by BROKER must be paid to BROKER prior to cancellation and BROKER is authorized to withhold any sums owed to BROKER from monies held prior to final disbursement to LANDLORD. If LANDLORD fails to pay for any funds incurred on LANDLORDS behalf, BROKER may seek legal action against LANDLORD and will not be compelled to release property keys & info to another party until bills are paid in full. If LANDLORD refuses to pay bills incurred by BROKER on the LANDLORD'S behalf, BROKER has the right to withhold funds from any other property BROKER is managing or selling on behalf of LANDLORD. LANDLORD may cancel agreement with 5-business days' written notice. Termination must include agreement of BROKER. If cancellation is received by BROKER and agreed to by BROKER prior to six months of original tenants lease start date, LANDLORD must pay additional leasing fee of ½ of one month's rent, as BROKER extended discount to LANDLORD for leasing services rendered, upon condition that BROKER would have opportunity to manage said property for a monthly fee, for a minimum of one year. LANDLORD will not be allowed to cancel contract until outstanding LANDLORD bills are paid, and all outstanding tenant fees owed to BROKER are paid. LANDLORD may pay outstanding tenant fees to BROKER to clear account, or BROKER will have the right to deduct owed fees from tenant's security deposit with permission of the existing tenant. If LANDLORD refuses to pay outstanding bills and fees owed to BROKER, BROKER will not accept early cancellation.
  • Key Copies                                                                             $5.00 per key -If LANDLORD cannot deliver four (four) sets of house keys and two (two) mailbox keys, (if applicable), BROKER can get keys copied at the  rate of $5.00 per key.
  • Eviction Costs                                                                         $550/$900 -Eviction Cost are as follows: $550.00 for regular eviction, plus an additional $50.00 per hour if an L.Cramer representative must appear in court when a tenant submits a formal objection to the LANDLORDS eviction filing, $900.00 for eviction that goes to a final Sheriff Lock-Out Status, $230.00 additional fee per hour if attorney must appear in court on LANDLORD'S behalf. Costs and Attorneys Fees to evict tenant(s) or otherwise, must be paid by LANDLORD in advance.

  • Vacant Property Inspections                                                 $50.00 Twice Monthly in Cape Coral and       $75.00 in Lehigh Acres & Ft Myers.
  • Home Watchers Services                                                      $50.00 A Month in Cape Coral and $75.00 a Month in Ft Myers & Lehigh Acres.
  • Quarterly Tenant Home Inspections                                     $75.00 Each, Can Do 1-3 Times A Year
  • Quarterly Tenant Home Inspection Award Program            $25.00 Each, Can Do 1-3 Times A Year
  • Home Cleaning and Carpet Cleaning                                   Varies Depending on Size to be Cleaned

  • Send Tenants to Credit & Collections                                   $25.00 fee, 35% of every dollar collected
  • We can send your tenants to Credit & Collections for unpaid rent, eviction costs and damage costs not covered by  a tenant security deposit however, Credit & Collections keeps 35% out of every dollar collected.

IMPORTANT INFORMATION: LANDLORD must pay all utility bills, maintenance bills, lawn bills & pools bills and code violations incurred. BROKER will not be held responsible or liable for any code violations you may receive on your property at any time, for any reason. BROKER has the right to arrange for break-in reports, needed-police reports, emergency repairs at LANDLORDS expense.
