Our Property Management programs include Annual Rental & Property Management Service, Home Watcher Service and SW Florida Property Maintenance Company all located at 4519 SE 16th Place Unit #105 Cape Coral Florida 33904.

Rental Service

      • No upfront fees.
      • Establish a rental rate for your property in the current rental market.
      • With property listings for rent, one of our Field Representatives will pick up your keys and conduct propertywalk through,andprovide owner list of any repairs or maintenance work needed in order to get your property "rent ready".
      • Field Representative will take property photos for advertising and will provide you with a disk or email a copy for your records.
      • Can provide mostly free bids for normal wear & tear clean up.
      • Our maintenance company can optionally handle all problematic issues, repairs, or maintenance for our owners, but this it is not a contractual agreement. Owners may use maintenance source of their choice.
      • As we provide all of the property maintenance company's work, our owners get preferential pricing and preferred services 7 days week. All maintenance work requested will be done at a 10% mark-up fee. Original vendor bills are available upon request. Maintenance requests must be pre-paid by credit card, debit card, cash, personal check, ACH bank transfer, wire transfer. Maintenance bills not paid within 15 days will be subject to a monthly finance charge of 18%.
      • Office open6 days a week and has bilingual staff members on hand to help owners and tenants.
      • Proper large professional signage placed on your property to show it is available for rent.
      • Will advertise your property each week through multiple Newspapers & Radio Stations & Electronic Rolling Billboards &TV Commercials & Internet Sites, an Antique Car that is a replica of the famous "Ghost Buster” automobile from the well-known movie, Ghost Busters, which we use as the "Rent Buster" car around town and is shown at large popular events in Lee County.
      • Your property will be shown on our innovative and interactive company web site that receives 3 million hits a year and has ballooned into huge successful advertising medium for all markets. Tenants on-line will find multiple photos (5-30 pictures) showing each individual rental and floor plans if available with L. Cramer i.e. "Lisa The Leaser". Included on-line are detailed descriptions, interactive graphics, and an on-line shopping comparison program where tenants can compare numerous rentals side by side showing all move-in costs pre-calculated. Tenants may download tenant application and resident handbook to rent property on-line. Tenants are directed on-line to check out areas' neighboring schools, check crime rates and get mapped directions to view rentals.
      • Owners receive weekly web site hit updates by email showing activity and interest in their rental listings.
      • Addition ally, we are members of several well-known rental web sites all with toll free phone numbers for potential tenants who are relocating.
      • Can advertise your rental with Section 8, HUD, and Femma programs in this area with your approval, as we are accredited in these rent subsidization programs.
      • Obtain copies of tenant's pay stubs, tax returns or bank accounts and drivers license.
      • Run complete local county records profile, along with statewide & nationwide credit check & background report, which includes, eviction, criminal records, sex offender files and local lee county records.
      • Confirm tenant's employment and prior tenant landlord references with personal phone calls.
      • Organize tenant's move-in and supply them with the necessary contact information for utility companies, local schools and services.
      • Make sure tenants have utilities in their name by confirmation with various utility companies prior to tenant move-in.
      • Realtor or broker meets with each tenant and their family to review all tenant information prior to approval for their acceptance. Prepare detailed, comprehensive 21 page lease prepared by our in-house attorney that is equipped for the support of an owner, to provide protection for an owner and the owner's property. Realtor or broker reviews lease in person with each tenant.
      • Each tenant upon move-in given packet of information to help them better understand some details regarding the home and the area i.e. hurricane preparedness, how to treat septic systems with Rid-ex monthly, how to properly salt & treat well systems monthly, how to change water filters, how to change AC filters monthly, how to program sprinkler systems with constant power outages, and simple trouble shooting instructions for well & septic& sprinkler systems.
      • Collect tenant security deposit equal to rent for owner to hold in Florida bank trust account by law.
      • Accept pets if allowable by owner and collection pet fees ($250.00 per acceptable pet) and have tenant sign comprehensive pet addendum contract.
      • "Lisa The Leaser" will collect in total one month rent, one month security deposit equal to one months rent and applicable pet fees.
      • Photographs of your rental property before tenant moves in for your use upon tenant move-out, to avoid damage disagreements.
      • Tenants are given scratch & dent form to complete within 2 weeks of move-in and send to you, denoting pre-existing flaws in rental to avoid move-out disagreements over damages.
      • Bank ability to take tenant and owner debit cards, credit cards, cash, ACH bank transfer, personal checks and wire transfers for rental payment move-in funds and owner repairs.
      • Final computerized statement sent to total out your account, along with lease and tenants security deposit and applicable pet fees.
      • Optional: $50.00 per month vacancy inspection fee in Cape Coral, vacancy inspection fee $75.00 per month in Ft Myers & Lehigh Acres. Vacancy inspections walks done bi-monthly to check for security issues, bugs, proper AC settings, water issues, lawn, pool, potential mold.
      • Realtors referring viable tenant or an owner paid $100.00 referral fee.
      • Can handle evictions in-house if needed at any time.
