Leasing with Management
- Establish a rental rate for your property at the current market.
- Ala Carte menu of additional services for a fee (see list).
- Assist with minor new home items that are to be completed by the builder.
- Field Representative will take property photos for advertising and will provide you with a copy for your files.
- Will advertise your property each week in multiple newspapers, radio stations, television, billboards, and internet sites until your property is rented.
- Your property will be shown on our company web site with toll-free phone numbers for potential tenants who are relocating.
- Proper signage will be placed on your property to show it is available for rent.
- Run a complete credit check and background report, which includes local, statewide, and nationwide eviction, criminal records, and sex offender files.
- Confirm tenant's employment and obtain references from previous landlord.
- Obtain copies of tenant's pay stubs and driver's license.
- Collect tenant security deposit to be held in a proper Florida bank trust account as per Florida Law.
- Prepare detailed and comprehensive 18-page lease prepared by our in-house attorney, designed to support an owner and provide protection for their property. This lease is explained in person by a Realtor with each tenant.
- Our office is open 6 days a week to accommodate property showings.
- Organize tenant's move in and supply tenants with the necessary contact information for utility companies, local schools, and services.
- Photograph your rental property before tenant moves in and upon move-out to avoid damage disagreements.

Handle maintenance problems on property through your home warranty, or our maintenance staff, for a fee.

All repair work handled by our contracted maintenance company by the name of SW Florida Property Maintenance. They give our clients preferential pricing and preferred services 7 days a week. Prices are subject to change without notice due to factors beyond our control, i.e. hurricanes, fuel shortages, increased labor costs, increases in fuel costs, or the increased cost of local building supplies. Outside vendor work includes a mark-up.
- Bid and organize large clean-up projects to include construction or home additions for a fee.
- Our office pays vendor/maintenance invoices on your behalf to expedite fast repairs. Handling fee of $25.00 or 1 ½ %, whichever is greater, will be charged on any unpaid balance after 15 days.
- Bank ability to take debit cards and credit cards or automatic bank withdrawal for rental payments for tenants.
- Will accept pets if allowable by owner and collections pet fees and have tenant sign comprehensive pet addendum.
- A final computerized statement will be sent to total out your account.
- A $250.00 fee for lease renewals.
- The ability to electronically transfer owner funds.
- Can provide monthly well treatments, lawn, pool, pest control for a fee.
- Mandatory, twice-monthly, vacant property walks to check for security issues, bugs, proper AC settings, water issues, lawn.
SERVICE FEE:
$50.00 per month vacancy walk fee. ½ of the first month's rent collected if you use our property management services; Fees subject to change without notice
