Establish a rental rate for your property in the current rental market.

With property listings for rent, one of our Field Representatives will pick up your keys and conduct a property walk through, and provide owner with list of any repairs or maintenance work needed in order to get your property "rent ready".

Field Representative will take property photos for advertising and will provide you with a disk or email a copy for your records.

Will provide free bids for normal wear & tear clean up.

Can coordinate pool & lawn care and sprinkler repair.

Bid and organize permitted additions to your home for a 10 % mark-up fee(i.e. fence, lanai, pool, and spa.)

Can optionally handle any maintenance problems on your property either through your home warranty, or the repair company of your choice, or you may use our maintenance and repair services through SW Florida Property Maintenance Company, Inc for a 10% mark-upfee which includes tenant satisfaction survey after work completed (copies available upon request) survey (if occupied) and quality control check with photo's if repair over $500 or repair is a rehab. Original vendor bills available upon request. SW Florida Property Maintenance Company owned by L. Cramer handles our repair work. We give our clients preferential pricing and preferred services 7-days week. Maintenance requests must be pre-paid by credit card, debit card, cash, personal check, ACH bank transfer, wire transfer, or can be taken from incoming rent if within 15 days, or, owner may set up reserve account of $250.00 or greater. Maintenance bills not paid within 15 days will be subject to a monthly finance charge of 18%.

Using our maintenance company SW Florida Property Maintenance Company is not a contractual agreement, owners are welcome to use maintenance and repair source they wish.

Will advertise your property each week through multiple Newspapers & Radio Stations & Electronic Rolling Billboards & TV Commercials & Internet Sites, an Antique Car that is a replica of the famous "Ghost Buster” automobile from the well-known movie Ghost Busters, which we use as the "Rent Buster" car around town and isshown at large popular events in Lee County.

Your property will be shown on our innovative and interactive company web site that receives 3 million hits a year and has ballooned into huge successful advertising medium for all markets. Tenants on-line will find multiple photos (5-30 pictures) showing each individualrental and floor plans if available with L.Cramer i.e. "Lisa The Leaser". Included on-line are detailed descriptions, interactive graphics, and an on-line shopping comparison program where tenants can compare numerous rentals side by side, showing all move-in costs pre-calculated. Tenants may download tenant application and resident handbook torent your propertyon-line. Tenants are directed on-line to check out areas' neighboring schools, check crime rates and get mapped directions to view rentals.

Owners receive weekly web site hit updates by email showing activity and interest in their rental listings.

Additionally,we are members ofseveral well-known rental web sites all with toll free phone numbers for potential tenants who are relocating.

Can advertise your rentalwith Section 8, HUD, and Femma programs in this area with your approval, aswe areaccredited in these rent subsidization programs.

Obtain copies of tenant's pay stubs, tax returns or bank accounts and drivers license.

Run complete local county records profile, along with statewide & nationwide credit check & background report, which includes, eviction, criminal records, sex offender files and local lee county records.

Confirm tenant's employment and prior tenant landlord references with personal phone calls.

Organize tenant's move-in and supply them with necessary contact information for utility companies, local schools and services.

Make sure tenants have utilities in their name by confirmation with various utility companies prior to tenant move-in.

Realtor or broker meets with each tenant and their family to review all tenant information prior to approval for their acceptance. Prepare detailed, comprehensive 21 page lease prepared by our in-house attorney that is equipped for the support of an owner, to provide protection forowner andowner's property. Realtor or broker reviews lease in person with each tenant.

Each tenant upon move-in is given a packet of information to help them better understand some details regarding the home and the area i.e. hurricane preparedness, how to treat septic systems with Rid-ex monthly, how to properly salt & treat well systems monthly, how to change water filters, how to change AC filters monthly, how to program sprinkler systems with constant power outages,and simple trouble shooting instructions for well & septic & sprinkler systems.

Collect tenant security deposit equal to rent to be held in a proper Florida bank trust account by law.

Accept pets if allowable by owner and collections pet fees ($250.00 per acceptable pet) and have tenant sign comprehensive pet addendum contract.

"Lisa The Leaser" willcollect in total one month rent, one month security deposit equal to one months rent andapplicable pet fees.

Photographs of your rental property before tenant moves in & upon move- out to avoid damage disagreements.

All tenants are given scratch & dent form to complete within 2 weeks of move-in and send back to our office, denoting pre-existing flaws in rental to avoid move-out disagreements over damages.

Bank ability to taketenant and owner debit cards, credit cards, cash, ACH bank transfer, personal checks and wire transfers for rental payment move-in funds andmonthly rentalfor tenants or repairs costs for owners.

Handle paperwork introducing ourselves to your existingtenants as new property management company in charge of rent collection, needed repairsand help them with any leasing concerns.

Collection attempt will be madefor outstanding funds owed to owners.

Act as mediator between owner and their tenants.

Collect rent, follow up on delinquent accounts, impose late fees and NSF check charges.

Take action for non-payment of rentby posting 3-day and posting7-day notice for lease violations.

Bank ability to do ACH bank account withdraws from the tenant's bank account for rental payments with tenant approval.

Can electronically ACH bank deposit owner's funds into bank of owner's choice.

Owners receive monthly property statements by email or mail showing income & expense.

Can conduct up to 3 optional tenant property inspections a year, cost is $75.00 each.

Your property will be identified as managed by "Lisa The Leaser" with decal placed in the window of your property. This directs law enforcement, code enforcement, city agencies, associations and neighborsto call our officeoffering opportunity to correct issue or problem, opposed to fining an owner immediately for violations.

Accounting and preparation of year end Profit & Loss Statements & 1099's for our clients to provide them with easy filing information for their year end tax returns

Will perform tenant move-out with photographs to determine damages, and or, unpaid rent, once rental is vacant. Will prepare and certified mail tenants "Notice of Intention" to claim all , or claim part, or return tenant security deposit in legal format and time frame required by Florida State Landlord /Tenant Law.

Can aggressively find new tenants for vacant units.

Can handle evictions.

Can send tenants with unpaid rental balances, eviction costs and or damages to Credit & Collections Company for derogatory credit reporting and possible-financial restitution.

Optional: $50.00 per month vacancy inspection fee in Cape Coral, vacancy inspection fee $75.00 per month inFt Myers & Lehigh Acres. Vacancy inspections walks done bi-monthly to check for security issues, bugs, proper AC settings, water issues, lawn, pool, potential mold.
