L. Cramer & Associates, Inc owns a property maintenance company by the name of SW Florida Property Maintenance, Inc. Using our maintenance and repair services is not a contractual agreement!  You may use our maintenance company SW Florida Property Maintenance, Inc in conjunction with our rental & management service, or separately. Our company can perform  handy-man repairs and work on the following items : lawns, landscaping, trash removal,  pools, rehabs, foreclosure clean-outs-repairs, painting, driveways,  AC repair & installation, roofs,  RO system repairs or replacements, window repairs, pest control, termites, home inspections, water issues, septic pump-outs, septic issues, well & septic inspections, gutters, home additions, tree removal, palm tree trimming, hurricane shutter installation & removal, hurricane damage repair, mold testing, mold issues, drywall repairs, Chinese drywall tests and Chinese drywall repairs, carpet cleaning & carpet stretching, carpet dyeing and carpet repairs, new carpet & tile & linoleum installation, plumbing, electric, outdoor cage installation  to protect all your outdoor equipment  from theft, and we can facilitate all other repairs and general maintenance. Having our own maintenance company allows us to facilitate any repair & maintenance requests you may have at the time you come on board with our program, or we can handle any repair & maintenance issues from your tenant's during the lease occupancy period.
 
 Our maintenance company has an 10% mark up fee on maintenance and repairs service and out side vendor repairs. Most often maintenance company will simply give you  free bids on any in-house repairs. It takes years in this area to build  good working relationships with vendors that continue to stay in business, are reliable, will give you great service and low prices, will provide free bids 99% of the time, will guarantee their work, and most importantly are licensed, bonded, and carry worker's compensation.
 
What advantages can our maintenance company pass to you?
1) free bids(most often)
2) fast reliable repairs.
3) lower prices than you can usually procure for yourself.
4) my company will coordinate repairs and conduct quality control inspection with pictures for rehabs and repairs over $500.00.
5) my company and my vendors do not discuss problematic issues with the tenants, as this cause a big problem.
6) my company and my vendors will call before performing any repairs not requested on their wok order, or they will call with a heads up, if they see other functionality issues while on the rental premise.
7) my company and my vendors will let L. Cramer know if the repair issue was caused by neglect from the tenant, which means, we can charge back the tenant for the repair, in accordance to their lease contract.
8) if the work done fails to fix the issue, our vendors will go back out for free, and fix the problem
9) if you use our company for repairs & maintenance issues, your tenant will be called with a personal survey to make sure the work was completed to their satisfaction, the vendor was courteous, the vendor arrived on time, the vendor cleaned up after the work was completed, the vendor was knowledgeable, and most importantly IS YOUR TENANT SATISFIED AND HAPPY?  If any negative information is denoted by your tenant, our company will no longer use that particular vendor again. All our owners are welcome to review their tenants surveys.
10) if there is an accident on your property's premise  involving our company, or our vendors, you as the owner are protected from liability, as all our vendors are licensed & bonded & insured and carry workers compensation. My company requires proof of such on file  prior to hiring all vendors.
11) all maintenance & repair services must be paid in advance by cash, credit card, debit card, ACH bank transfer, wire transfer, personal check,  or by setting up an owner reserve account with $250.00 or greater, or if you are one of our owners with rental  income, we can deduct repair cost from rent if it falls within 15 days of next rental  income payment. If repairs are not paid within 15 days of receipt of  the bill an 18% finance charge will be added to the balance until paid in full
12) we handle all tenant coordinations for repairs, and or, direct key pick up and key drop off for vacate home repairs.
13) our repair bills are detailed, and will be attached to your monthly statement, or our bills will be mailed or emailed to you.
14) our customers may use any of our repair and maintenance services when and if they wish to do so, on a case by case basis, no obligation required.
 
Why not find your own maintenance & repair services, possibly cheaper?
1) if you use a repair person that is not licensed, bonded & insured and carries worker compensation in the State of Florida and Lee County and Cape Coral and Lehigh Acres, you are legally responsible if that worker get hurts on your job!
2) using a free lance repair person that is not licensed in the state of Florida to handle the work he or she is preforming, is an automatic $10,0000 fine and a felony offense.
3) if you use a free lance non licensed person to handle your repairs, you have no recourse if the repair is not done properly.
 
If you find someone cheaper and just as reliable as we are, WE SAY, GO FOR IT!
