bills, pool and !awn care.
- Recommend pool & lawn care and
sprinkler companies.
- Bid and organize permitted
additions to your home i.e. fence, lanai, pool, spa.
- In house
handyman services billed at $27.00 an hour with a $3.00 an hour
mark up to coordinate & confirm work for a total of $30.00
an hour for simple jobs not requiring a specialty vendor.
- All
specialty vendors bills will be exact without mark up due to
increased charges from those vendors for their services i.e.
Roofing Company.
- Collect estimates for repairs painting etc.
and coordinate the execution of those repairs for normal wear & tear.
- In
house accounting and preparation of monthly & year end P&L
statements to clients.
- Available to tenants and owners on a 24hr
basis in case of emergency.
- Act as a mediator between an owner
and their tenants.
- Conducts a walk thru on your property every
three months to inspect the interior & exterior of the premises
to determine any lease violations by the tenant and to maintain
the integrity of your property.
- Collect rent, follow up on
delinquent accounts, and impose late fees and NSF check charges.
- Take
action for non-payment by posting a 3-day & 7-day notice
for lease violations.
- Follow through on eviction process with
in-house attorney service at
minimal charge.
- Aggressively find new tenants for vacant units.
- Can electronically
direct deposit owners rental funds or will deposit in person
to
local bank account.
- Bank ability to do wire transfers.
- Bank ability to
take direct rental payments from the tenant's bank account with
tenant approval.
- Owners receive a quarterly newsletter with
specific tips for investors from Property
- Manager, an in-house
Lawyer & CPA i.e. 1031 exchanges, depreciation.
- A $200 dollar
owner reserve account is required unless home is under valid
home
warranty with warranty information supplied.
Service fee is 10 % of monthly rent collected
for 1-9 properties, or 9 % for 10-15 units & 8 % for
16 units or more.
