Thank you for the opportunity to introduce L Cramer & Associates Property Management & Rental Program. Our Property Management program includes Annual Leasing & Property Management Services, Home Watcher Services and SW Florida Property Maintenance Company all located at 4519 SE 16th Place Unit #105 Cape Coral Florida 33904. Each service can be used in combination or separately.

Property Management
  • Recommend & coordinate pool & lawn care and sprinkler companies for a fee.
  • Bid and organize permitted additions to your home for a fee (i.e. fence, lanai, pool, and spa.)
  • SW Florida Property Maintenance Company  owned by L. Cramer handles our repair work. We give our clients preferential pricing and preferred services 7-days week. Prices are subject to change without notice due to factors beyond our control; i.e. hurricanes, fuel shortages, increased labor costs, increase in fuel costs, or the increased cost of local building supplies. Outside vendor work includes mark-up.
  • Company pays vendor/maintenance invoices on your behalf to expedite fast repairs. Handling fee of $25.00 or 1 ½ % per month, whichever is greater, will be charged, on any unpaid balance after 15 days.
  • Collect estimates for repairs, painting, damages and coordinate the execution of repairs through SW Florida Property Maintenance Company. 
  • In-house accounting and preparation of monthly & year end P&L statements for clients.
  • Act as a mediator between owner and their tenants.
  • Collect rent, follow up on delinquent accounts, and impose late fees and NSF check charges.
  • Take action for non-payment by posting 3-day & 7-day notices for lease violations.
  • Follow through on eviction process with in-house eviction service for a fee.
  • Aggressively find new tenants for vacant units.
  • We can electronically direct deposit owner's funds.
  • Bank ability to do wire transfers.
  • Bank ability to ACH rental payments from the tenant's bank account with tenant approval.
  • Optional owner twice-monthly property walks for a fee while vacant, to check for security issues, bugs, proper AC settings, water issues, lawn.
  • Ala carte menu of additional services available, not included in base management fee (see list).
