Property Management
- No upfront fees.
- Can coordinate pool & lawn care and sprinkler repair.
- Bid and organize permitted additions to your home for a 10 % mark-up fee (i.e. fence, lanai, pool, and spa.)
- Can optionally handle maintenance problems on your property either through your home warranty, or the repair company of your choice, or you may use our maintenance and repair services through SW FloridaProperty Maintenance Company, Inc or a 10% mark-up fee which includes tenant satisfaction survey after work completed (copies available upon request). Original vendor bills available upon request.
- SW Florida Property Maintenance Company owned by L. Cramer handles our repair work. We give our clients preferential pricing and preferred services 7-days week. All maintenance work requested will be done at 10% mark-up fee which includes tenant satisfaction survey ( if occupied) after work completed (copies available upon request), and quality control check with photo's if repair over $500 or repair is a rehab. Maintenance requests must be pre-paid by credit card, debit card, cash, personal check, ACH bank transfer, wire transfer, or can be taken from incoming rent if within 15 days, or, owner may set up reserve account of $250.00 or greater. Maintenance bills not paid within 15 days will be subject to a monthly finance charge of 18%.
- Using our maintenance company SW Florida Property Maintenance Company is not a contractual agreement, owners are welcome to use any maintenance and repair source they wish.
- Handle all paperwork introducing ourselves to your tenants as property management company in charge of rent collection, needed repairsandhelp them with leasing concerns.
- Collection attempts will be made foroutstanding funds owed to owner.
- Act as mediator between owner and their tenants.
- Collect rent, follow up on delinquent accounts, and impose late fees and NSF check charges.
- Take action for non-paymentof rent by posting 3-day and by posting 7-day notice for lease violations.
- Bank ability to do wire transfers from tenant and owner accounts.
- Bank ability to do ACH bank account withdraws from the tenant's bank account for rental payments with tenant approval.
- Can electronically ACH bank deposit owner's funds into bank of owner's choice.
- Owners receive monthly property statements by email or mail showing income & expense.
- Can conduct up to 3 optional tenant property inspections a year for a cost of $75.00 each.
- Your property will be identified as managed by "Lisa The Leaser" with decal placed in window of your property. This directs law enforcement, code enforcement, city agencies, associations, or neighbors to call our office offering opportunity to correct issue or problem, opposed to fining owner immediately for violations.
- Office open 6 days a week and has bilingual staff members on hand to help owners and tenants.
- Accounting and preparation of year end Profit & Loss Statements & 1099's for our clients to provide them with easy filing information for their year end tax returns.
- Can handle tenant renewals for $250.00.
- Will perform tenant move-outwith photographs to determine damages, and or, unpaid rent, once rental is vacant. Will prepare and certified mail tenants "Notice of Intention" to claim all , or claim part, or return tenant security deposit in legal format and time frame required by Florida State Landlord Tenant Law.
- Can aggressively find new tenants for vacant units.
- Can handle evictions.
- Can send tenants with unpaid rental balances, eviction costs and or damages to Credit & Collections Company for derogatory credit reporting and possible financial restitution.
