Seasonal Leasing
 
  • Estimate the value of your seasonal rental.
  • Coordinate lawn care, utility bills, cable and pool care bills during your rental period.
  • Will provide signage on your property, showing it’s available as a seasonal rental.
  • Property will be included in all weekly and monthly advertising in multiple newspapers & magazines.
  • L. Cramer & Assoc will pay a referral fee to assure realtor cooperation in leasing your property for the season.
  • Photographs taken of your property prior to seasonal lease term beginning to avoid disputes over possible damages.
  • Execute a seasonal lease on your behalf, formatted to protect the owner, collect rental amount due, collect security deposit, pet deposit if applicable, collect 12% sales tax mandatory in Florida from your tenant to pay on your behalf to the state and collect a mandatory exit cleaning fee to assure your property is cleaned upon check-out.
  • Collect all funds due 60 days prior to tenant check-in.
  • Ability to take credit cards from your tenants for seasonal lease payments or accept wire transfers or handle ACH direct banking.
  • A member of my staff will welcome your tenants with a move-in packet to include keys, maps, local tourist & service information (i.e. shopping, restaurants, churches, libraries.)
  • Handle all questions and problems during your tenants stay.
  • Will handle any maintenance problems during the tenants stay with our Property Maintenance Company if you so chose, or we can direct issues to the person or maintenace company of your choice.
  • Our maintenance company SW Florida Property Maintenance can handle all maintenance issues. L. Cramer gives our clients preferential pricing and preferred services 7 days a week. Outside vendor work includes an 18% mark-up. However, prices are subject to change without notice due to national or local environmental factors beyond our control. For example, hurricanes, gas shortages, fuel cost increases, the increased costs of local labor and, or increases in local building supplies.
  • A walk of the property prior to tenant move-in to assure cleanliness and readiness of unit.
  • Walk of the property upon tenant move-out to assure condition of property before security deposit is returned.
  • Each tenant will be called prior to check-out to see if they would like to return for the following season with owner’s permission.
  • Tenants will complete a survey upon checkout to suggest ways to make our program better and your rental unit more appealing, owner to receive a copy.
  • Computerized accounting statements will be sent on a monthly basis and a year-end P&L.
