Home Watchers Service
  • Handle the maintenance of your property to include the following services if needed: pool care, lawn care, pest control if owner is unable to coordinate these items. Our maintenance company can preform any service for you.
  • Can optionally handle maintenance problems on your property either through your home warranty, or the repair company of your choice, or, you may use our maintenance and repair services through SW Florida Property Maintenance Company, Inc for a 10% mark-up fee. Original vendor bills available upon request.
  • SW Florida Property Maintenance Company owned by L. Cramer handles our repair work. We give our clients preferential pricing and preferred services 7-days week. All maintenance work requested will be done at 10% mark-up fee. Maintenance requests must be pre-paid by credit card, debit card, cash, personal check, ACH bank transfer, wire transfer or, owner may set up reserve account of $250.00 or greater. Maintenance bills not paid within 15 days will be subject to a monthly finance charge of 18% .
  • Using our maintenance company SW Florida Property Maintenance Company is not a contractual agreement, owners are welcome to use any maintenance and repair source they wish.
  • Your property will be identified as managed by "Lisa The Leaser" with decal placed in window of your property. This directs law enforcement, code enforcement, city agencies, associations, or neighbors to call our office offering opportunity to correct issue or problem, opposed to fining owner immediately for violations.
  • Your property will be walked and inspected twice a month to assure the following:
    1. Does AC system continue to be at the proper setting in case someone viewing the home has altered it?
    2. Do the lawn, shrubs, and trees present an acceptable appearance?
    3. If applicable, is the well system operating properly and/or does it require a salt treatment to avoid mechanical failure and avoid a nasty odor on the inside of the property? Our maintenance company can preform this service for you if necessary.
    4. Is the sprinkler system timer still properly set, to water the yard in accordance to city regulations, as numerous power outages we have year round, especially during the summer rainy season, erase all programmed timing systems? This creates improper watering of the yard and will generate code violations and fines for owners.
    5. Is there a pest control problem, inside or outside of the residence or in the outside electrical plugs which provide a dry retreat for fire ants and lizards? This situation causes frequent malfunctioning of the well system. Our maintenance company can preform this service for you if necessary.
    6. If applicable, has a power outage affected the well system and corresponding circuits?
    7. Is the residence still properly secured, as Lee County is experiencing a record number of break-ins to unoccupied homes to steal appliances, AC system, well equipment, water softener system, and the reverse osmosis system?
    8. Has the property been tagged by the code enforcement department for any violations?
    9. Is the lawn care company keeping the property’s yard cut and clean?
    10. Do we need to pick up piles of free newspapers that have accumulated in the yard?
    11. Do we need to flush toilets and run water?
    12. If applicable, do we have a sewer back up from septic system created by heavy rain, or improper installation from the builder? If the septic system must be pumped out, our maintenance company can preform this service for you if necessary.
    13. Is their any damage to the property, roof, rain gutters from hurricanes, tornado's, high wind speed, flooding, heavy rains, or water leaks, etc.?
    14. Are there any large holes on side of driveway or the property being created by improper run off from heavy rains?
  • Our maintenance company can coordinate property cleaning prior to you or your house quests arrival and departure.
  • Our maintenance company can place lawn furniture outside or store lawn furniture & grilling equipment in the interior of your property to protect it during your absence.
  • Computerized accounting statements will be sent monthly and a year end P&L.
